This building was a originally a 5-plex, and the plan was to keep the exterior structure and simply renovate the interiors, but after a section of the foundation wall fell during demolition it was clear that to save it would incur additional costs that would not allow us to maximize the profits that could be derived by demolishing and building from the ground up.
The end result was that a building I purchased for $250,000 was severed into three freehold town houses and sold for $375,000 $382,500 and $395,000.
