Private Money Lending: Make Money with Ease
Private money lending is not a new concept. It is certainly gaining ground amidst some lack luster returns and volatility from more traditional asset in recent years.
Private lenders reap the financial rewards of investing in real estate without dealing with the daily hassles of managing a property. If you are new to investing in real estate, don’t worry.
As a real estate investing company, Simple Acquisitions performs all the work which includes ….
- market & property research,
- due diligence,
- management, and
- disposition of the property.
As a private money lending partner you get to benefit from our efforts and share in the property’s cash flow and profits.
Private lenders for real estate obtain more than a fixed return which many other investment options offer. You would receive not only a regular income stream, but also security in the property. It provides a return you can actually get excited about. Can you see why so many people want to get involved in this great investment asset class?
As a real estate investment company with private money lending partners, we understand that cash is made to buy assets. Therefore we approach every single acquisition with the goal of attempting to have the cash invested returned to lender partners within a 3 to 5 year period. This is in order to purchase more assets to increase their passive income. If the property is re-financed and our private money lending partners get their full investment back. They still share in the cash flow until the property is sold. Who wouldn’t want an infinite return like that!!
Every investment has risks. Limiting everybody’s risk doesn’t stop at using the appropriate professionals and doing all the required research and investigation. That’s really just the start. Once lender partners get involved with Simple Acquisitions many precautions are taken to limit and mitigate risks as much as possible. We do not touch our lender partners’ funds. They are wired directly to the lawyer who will be doing the closing’s trust account. This provides them protection and control inherent with this type of account. Having all the funds directed to the lawyer ensures that they will be used towards the property they have identified. They also receive a document detailing how and when they will be paid. We also ensure every asset under our management has sufficient insurance to protect it in the event that any unplanned catastrophe occurs.
Private lenders for real restate who partner with Simple Acquisitions will receive a Private Placement Memorandum (PPM). This document in essence provides an overview of who we are, what we do and with whom they will be getting involved. We know we need to earn our partners trust. As a result, we provide as much information and educational material we can to help you make an informed decision on whether or not you want to partner with us.
In order to participate in any project with Simple Acquisitions, private money lending partners are also provided an Operating Agreement. This agreement contains provisions to allow its members to take control of the day-to-day operations of the asset if certain performance thresholds have not been met. So they never truly lose control of their funds.
