This is in order to purchase more assets to increase their passive income. If the property is re-financed and our private money lending partners get their full investment back. Once lender partners get involved with Simple Acquisitions many precautions are taken to limit and mitigate risks as much as possible. We do not touch our lender partners’ funds. They are wired directly to the lawyer who will be doing the closing’s trust account. This provides them protection and control inherent with this type of account. Having all the funds directed to the lawyer ensures that they will be registered as a mortgage, This way lender partners’ funds are secured by the property. They also receive a document detailing how and when they will be paid. We also ensure every asset under our management has sufficient insurance to protect it in the event that any unplanned catastrophe occurs.
Private lenders for real restate who partner with Simple Acquisitions will receive a Private Placement Memorandum (PPM). This document in essence provides an overview of who we are, what we do and with whom they will be getting involved. We know we need to earn our partners trust. As a result, we provide as much information and educational material we can to help you make an informed decision on whether or not you want to partner with us.
In order to participate in any project with Simple Acquisitions, private money lending partners are also provided an Operating Agreement. This agreement contains provisions to allow its members to take control of the day-to-day operations of the asset if certain performance thresholds have not been met. So they never truly lose control of their funds.
